The number 1 question on every buyers mind is " Should I buy now or wait until prices come down?" The answer is, buy when the time is right for you. The thing to remember is that investing in Real Estate is about time in the market rather than triing to time the market. The long term trend of the real estate market has always been consistent growth. As with any investment, there will always be fluctuations but that\s why your time in the market is so important.
With more property on the market, CAL FHA loan programs, and conforming loan programs up-ing their loan limits equals a buyers market. If you sold your home a couple years ago waiting for the right moment to arrive then this season looks pretty good to buy a great home, at a great price, and a low interest rate. Foreclosure property is now hitting the MLS and most of them are getting multiple offers. Some are getting higher than asking price which is still lower than a comparable home that is not bank owned. Investors left CA (mainly orange county real state) several years ago due to the higher numbers of buyers in the market but....they are back!! There has not been a foreclosure home I have listed that has not gotten an offer from at least 1 investor. My point I am trying to make is if you are thinking about buying your dream home then it might be time to pull the trigger
Do you feel the interest rates are going to go up? So do I. The interest rates have been steadily rising but are still low compared to historic rates. Basically when the housing market is up, the interest rates are low. When the housing market is down, the interest rates are high. What this means to any buyer in any type of market, is the payment would be similar if you were to buy high or buy low with a higher interest rate.
For the last several years I have been working with several asset manager and banks helping them with their foreclosure listings. As a REO agent working with foreclosures I know first hand what the banks are looking for in an offer that is being made to them. Foreclosure property is hard to find in Orange County but you have to know what you are looking for. There is a forclosure list that I work off of and seem to get listings from. If this is something of interest to you, then please email me and I can send you the requested information. Bank foreclosure property is not always easy to get your hands on in Orange County so you really need a knowlegeable REO agent who has dealt with the banks and asset mangers to educate you on what to expect because it is not your average home sale. It really is a different process. I have recently been accepted as a NABPOP member as well as a REO listing agent with 2 more banks. Foreclosure property has always been a passion of mine and I am extremely excited about it.
